Land Use Permitting
Willamette Valley Planning is best known for our skill in navigating the land use entitlement process in Oregon. Projects include land divisions, conditional uses, subdivisions, zone changes and annexations. We also assist with comprehensive plan amendments and goal exceptions, such as the 752-acre Santiam River Club in Sweet Home that included 1,575 dwellings, resort hotels, restaurants, retail spaces, a museum and a convention center.
Development Feasibility Studies
Many clients come to us seeking to understand the development potential of land, however, a number of the remaining undeveloped sites are challenged. We evaluate serviceability, natural features constraints and zoning, and provide detailed reports with findings and recommendations.
Site Planning and Design
We provide “flash plan” sketches showing layout options for clients who need to understand a site’s development potential. In addition, we have prepared large-scale master plans for clients including the 2,947-acre Cinco Ranch in Houston, Texas and the 3,748-acre Wood Ranch in Simi Valley, California.
Campus Master Planning
We have worked on campus master plans for Oregon State University, Carnegie-Mellon University in Pittsburgh, the University of North Carolina at Charlotte and North Carolina A&T State University in Greensboro.
Historic Preservation
In addition to our experience staffing and serving on local landmarks commissions, we have assisted with a number of significant and sometimes contentious historic preservation permits in Corvallis and Benton County.
Landscape Design
Having currently or previously held landscape architectural licenses in Oregon, California and Texas, we have extensive experience with landscape design and irrigation. We assisted with the landscape design for projects like the 504-acre, 3.6-million-square-foot Chrysler Technology Center in Auburn Hills, Michigan and the 162-acre, 3-million-square-foot 3M Divisional Headquarters in Austin, Texas.
Public Involvement
We have facilitated numerous neighborhood meetings and public outreach efforts associated with projects including the Corvallis 2020 Vision Statement, the 1998 update of the Corvallis Comprehensive Plan and the Benton County Comprehensive Plan.
